Our commercial projects are typically tenant build outs in existing buildings. The range of design of commercial spaces has covered almost every building code occupancy group including:
- Public assembly spaces, including concert venues, religious congregation space and restaurants
- Retail spaces
- Office spaces
- Sound / recording studios
- Day care facilities
- Manufacturing / industrial spaces.
Empire State Building 80th Floor Gift Shop (NYC)
The scope of our services included, Heating Ventilating and Air Conditioning
(HVAC), Sprinkler, Fire Alarm and Electrical. This job required coordinating
with Designers, Architects and Buildings Engineers. The renovated gift shop
required integrating HVAC ducting and registers with built in furniture and
coordinating sprinkler head locations with lighting design.
Photo shows sprinkler head designed into center of custom lighting fixture.
This was required to obtain proper sprinkler coverage. The design is
such that it is not apparent that a sprinkler head is part of the light fixture.
Rough Trade record store and concert venue 64 North 9th Street Brooklyn, NY
The scope of our services included, Heating Ventilating and Air Conditioning (HVAC),
Sprinkler, Fire Alarm. This trendy space of approximately 10,000 square feet included
shipping containers originally intended for sub-tenant spaces within record store. The
record store included a concert venue space. Design challenge for this was a shared
egress between two separate occupancy groups. This required meetings with the fire department
related to fire alarm design due to mixed occupancy. Additionally, extra sprinkler heads
in the path of egress were required.

Strange Weather Studios 390 Graham Ave Brooklyn NY
The scope of our services included HVAC and electrical design.
This design was very noise sensitive. We worked closely with an
acoustical designer to make sure the HVAC system met required
specifications for the recording studio and control room.
